Consultora t\u00e9cnica da CBIC \u00e9 pioneira e uma das mais importantes especialistas sobre o FGTS.<\/strong><\/em><\/p>\n<p>&nbsp;<\/p>\n<p>&nbsp;<\/p>\n<div class=\"g g-7\">\n<div class=\"g-single a-9\">\n<div class=\"relative ads--320\">A Requalifica\u00e7\u00e3o difere da Revitaliza\u00e7\u00e3o e do Retrofit.\u00a0Enquanto o Retrofit se caracteriza por reformar um edif\u00edcio, inclusive com mudan\u00e7a de uso\/fun\u00e7\u00e3o, a Revitaliza\u00e7\u00e3o \u00e9 mais completa, abrangendo tamb\u00e9m a melhoria f\u00edsica do ambiente urbano em uma dada \u00e1rea. J\u00e1 a Requalifica\u00e7\u00e3o vai mais al\u00e9m, buscando conferir ao ambiente urbano de uma regi\u00e3o um desempenho otimizado para o conforto e felicidade de seus usu\u00e1rios.<\/div>\n<\/div>\n<\/div>\n<p>Os avan\u00e7os tecnol\u00f3gicos, as inova\u00e7\u00f5es, j\u00e1 chegaram e, com eles, a mudan\u00e7a de costumes e h\u00e1bitos. No com\u00e9rcio, o <em>e-commerce<\/em> ganha espa\u00e7o de forma acelerada. Como reflexo, os lojistas passam a precisar mais de galp\u00f5es para estoque e menos de lojas para exposi\u00e7\u00e3o de mercadoria. Muda o projeto f\u00edsico das lojas, muda a op\u00e7\u00e3o de localiza\u00e7\u00e3o e interfere no ambiente urbano. Podemos dizer que os empregos migraram tamb\u00e9m, de vendedores para estoquistas ou para a \u00e1rea de tecnologia. Essas mudan\u00e7as j\u00e1 ocorrem e tendem a acelerar. Eram os centros das cidades concentradores das lojas, foram substitu\u00eddos por espa\u00e7os em locais mais nobres das cidades, que foram seguidos por shoppings, que tamb\u00e9m est\u00e3o em processo de remodela\u00e7\u00e3o para adapta\u00e7\u00e3o aos tempos do <em>e-commerce<\/em>.<\/p>\n<p>Na ind\u00fastria, j\u00e1 vislumbramos o ciclo 4.0. A robotiza\u00e7\u00e3o j\u00e1 \u00e9 uma realidade, com maior ou menor avan\u00e7o, dependendo do setor. Tamb\u00e9m essas transforma\u00e7\u00f5es interferem na din\u00e2mica das cidades, que passam a necessitar de colaboradores mais qualificados e menor espa\u00e7o f\u00edsico. Surgem as empresas de log\u00edstica, que encurtam as dist\u00e2ncias entre a ind\u00fastria e o comprador. Muda o fluxo das mercadorias produzidas, que reduzem o percurso, n\u00e3o mais passam pelas lojas sem, contudo, dispens\u00e1-las do processo.<\/p>\n<p>A maior revolu\u00e7\u00e3o ocorre na habita\u00e7\u00e3o. O conceito de ser propriet\u00e1rio vem sendo substitu\u00eddo pelo de ter o uso do im\u00f3vel, copiando modelos que j\u00e1 est\u00e3o internalizados do uber, do <em>e-commerce <\/em>ou <em>e-food<\/em>.\u00a0 As fam\u00edlias s\u00e3o menores, muitas delas unifamiliares, formadas por jovens independentes, divorciados, idosos. As mulheres trabalham fora de casa. A disponibilidade de equipamentos para uso dom\u00e9stico cada vez mais inteligentes, permitindo controle \u00e0 dist\u00e2ncia, veio para permitir acomodar todas as necessidades de mudan\u00e7a de rotina da \u201cnova fam\u00edlia\u201d.<\/p>\n<p>Esses avan\u00e7os de tecnologia tamb\u00e9m passam a permitir o trabalho em casa, interferindo na organiza\u00e7\u00e3o de novos espa\u00e7os que acontecem na \u00e1rea privativa da habita\u00e7\u00e3o ou em \u00e1reas de compartilhamento. Ali\u00e1s, o compartilhamento de servi\u00e7os ganha espa\u00e7o. Eram casas, viraram apartamentos que tendem a diminuir seu espa\u00e7o f\u00edsico e mudar as fun\u00e7\u00f5es. Garagem, que eram indispens\u00e1veis, passam a n\u00e3o ser mais. Outras modalidades de transporte atendem melhor: bicicletas\/ciclovias, patinetes el\u00e9tricas, Uber \u2013 daqui a pouco, ve\u00edculos pequenos, el\u00e9tricos e sem motorista. O reflexo sobre o tr\u00e2nsito das cidades \u00e9 obvio.<\/p>\n<p>Os equipamentos de servi\u00e7o para sa\u00fade, educa\u00e7\u00e3o e lazer s\u00e3o afetados pelas altera\u00e7\u00f5es dos h\u00e1bitos e costumes dos usu\u00e1rios. Ganham import\u00e2ncia. As escolas tendem a assumir hor\u00e1rio integral, a sa\u00fade, com apoio da tecnologia, passa a fazer atendimentos \u00e0 dist\u00e2ncia, as \u00e1reas e locais de lazer tendem a ampliar-se.<\/p>\n<p>Nas grandes cidades a disfun\u00e7\u00e3o de espa\u00e7os urbanos s\u00e3o mais percept\u00edveis do que nas cidades menores. Na nossa opini\u00e3o, a disfun\u00e7\u00e3o das cidades acelera a degrada\u00e7\u00e3o de \u00e1reas urbanas consolidadas, que tendem \u00e0 amplia\u00e7\u00e3o. Nesse sentido, a requalifica\u00e7\u00e3o entrar\u00e1 na pauta do desenvolvimento urbano sustent\u00e1vel.<\/p>\n<p>A vantagem da Requalifica\u00e7\u00e3o Urbana, do ponto de vista social, est\u00e1 na recria\u00e7\u00e3o do ambiente e da din\u00e2mica urbana, potencializando o bem-estar dos cidad\u00e3os. Do ponto de vista da cidade, moderniza a gest\u00e3o e recupera \u00e1reas que j\u00e1 tenham infraestrutura, evitando a expans\u00e3o do per\u00edmetro urbano.
