Essa quest\u00e3o foi respondida pelo arquiteto e paisagista, Benedito Abbud, e o pelo estat\u00edstico e presidente da Datastore, Marcus Ara\u00fajo, no ciclo dois do <em>roadshow<\/em> sobre tend\u00eancias do mercado imobili\u00e1rio, promovido pela Associa\u00e7\u00e3o dos Dirigentes de Empresas do Mercado Imobili\u00e1rio do Paran\u00e1 (Ademi-PR), em Curitiba\/PR.<\/p>\n<figure id=\"attachment_37305\" aria-describedby=\"caption-attachment-37305\" style=\"width: 300px\" class=\"wp-caption alignleft\"><img decoding=\"async\" class=\"wp-image-37305 size-medium\" src=\"https:\/\/cbic.org.br\/wp-content\/uploads\/2019\/06\/Presidente-Ademi-PR-Leonardo-Pissetti_-300x200.jpg\" alt=\"\" \/><figcaption id=\"caption-attachment-37305\" class=\"wp-caption-text\">Leonardo Pissetti, presidente da Ademi-PR,<\/figcaption><\/figure>\n<p>\u201cO mercado imobili\u00e1rio tem passado por grandes transforma\u00e7\u00f5es. A maior delas est\u00e1 relacionada \u00e0 redu\u00e7\u00e3o das metragens para as novas fam\u00edlias, bem como o surgimento de novos programas imobili\u00e1rios para apartamentos e casas em que impera o minimalismo, e n\u00e3o apenas quanto estilo de decora\u00e7\u00e3o. A particularidade dessa nova demanda quanto a interesses e usos impacta diretamente a concep\u00e7\u00e3o dos empreendimentos\u201d, comenta o presidente da Ademi-PR, Leonardo Pissetti.<\/p>\n<p>Segundo Marcus Ara\u00fajo, a tend\u00eancia \u00e9 de um enxugamento de 10% a 15% da \u00e1rea privativa dos apartamentos para qualquer programa imobili\u00e1rio. Mas aten\u00e7\u00e3o: a redu\u00e7\u00e3o do tamanho n\u00e3o vale para a su\u00edte, nem para a varanda gourmet. \u201cHoje as pessoas compram o que precisam\u201d, ressalta o presidente da Datastore.<\/p>\n<figure id=\"attachment_37306\" aria-describedby=\"caption-attachment-37306\" style=\"width: 207px\" class=\"wp-caption alignleft\"><img decoding=\"async\" class=\"wp-image-37306 size-medium\" src=\"https:\/\/cbic.org.br\/wp-content\/uploads\/2019\/06\/Marcus-Ara\u00fajo-207x300.jpg\" alt=\"\" \/><figcaption id=\"caption-attachment-37306\" class=\"wp-caption-text\">Marcus Ara\u00fajo, estat\u00edstico e presidente da Datastore<\/figcaption><\/figure>\n<p>O processo de redu\u00e7\u00e3o dos apartamentos se d\u00e1 pela mudan\u00e7a no estilo de vida e na composi\u00e7\u00e3o familiar da nova gera\u00e7\u00e3o \u2013 em que as pessoas que moram sozinhas e os casais sem filhos s\u00e3o maioria &#8211; e se reflete numa diminui\u00e7\u00e3o na \u00e1rea dos terrenos. Ara\u00fajo estima que, at\u00e9 2025, os terrenos devem ficar at\u00e9 50% menores do que os atuais, tendo entre 200 e 300 metros quadrados. \u201cO tamanho dos im\u00f3veis diminuiu, mas n\u00e3o o padr\u00e3o\u201d, ressalta.<\/p>\n<p>Os solteiros convictos entram na era digital e, segundo Ara\u00fajo, a partir de 2020, os apartamentos de 1 quarto tornam-se espa\u00e7os de 20 a 40 metros quadrados, com v\u00e3o livre para formatar o ambiente da maneira que desejar, com direito at\u00e9 \u00e0 varanda gourmet.<\/p>\n<p>Os apartamentos de 4 quartos come\u00e7am a se tornar produtos de nicho, atendendo \u00e0s raras fam\u00edlias com mais de um filho. E ganham um adicional em sua configura\u00e7\u00e3o: criam-se mini plantas dentro dos apartamentos maiores para loca\u00e7\u00e3o nos aplicativos, como o Aibnb. As multipropriedades, baseadas mais em ades\u00e3o, do que em dom\u00ednio, crescem em relev\u00e2ncia na prefer\u00eancia dos compradores.<\/p>\n<p>Al\u00e9m disso, as \u00e1reas de lazer dos empreendimentos imobili\u00e1rios passam por um processo de reformula\u00e7\u00e3o, afastando-se do conceito de condom\u00ednio-clube. \u201cA prioridade ser\u00e1 por itens cl\u00e1ssicos e mais compactos, que gerem menos manuten\u00e7\u00e3o e um valor menor de taxa de condom\u00ednio\u201d, explica Ara\u00fajo.<\/p>\n<figure id=\"attachment_37307\" aria-describedby=\"caption-attachment-37307\" style=\"width: 200px\" class=\"wp-caption alignleft\"><img decoding=\"async\" class=\"wp-image-37307 size-medium\" src=\"https:\/\/cbic.org.br\/wp-content\/uploads\/2019\/06\/Benedito-Abbud-200x300.jpg\" alt=\"\" \/><figcaption id=\"caption-attachment-37307\" class=\"wp-caption-text\">Benedito Abbud, arquiteto e paisagista<\/figcaption><\/figure>\n<p><strong>Experi\u00eancia<\/strong> &#8211; Os servi\u00e7os do condom\u00ednio tamb\u00e9m devem seguir essa era de mudan\u00e7as, com aplicativos para moradores com acesso a c\u00e2meras de vigil\u00e2ncia, recados e cotidiano do condom\u00ednio e locais para armazenamento de itens comprados pela internet (inclusive espa\u00e7os refrigerados). A palavra de ordem ser\u00e1 \u201ccompartilhar\u201d: em casa, no trabalho e at\u00e9 a bicicleta.<\/p>\n<p>Segundo Ara\u00fajo, at\u00e9 a forma de vender o im\u00f3vel vai passar por transforma\u00e7\u00e3o. \u201cA compra ser\u00e1 ponta a ponta, ou seja, o produto ser\u00e1 adquirido direto pelo consumidor, por meio da internet\u201d, prev\u00ea.<\/p>\n<p>A sustentabilidade vira um imperativo e o verde invade os pr\u00e9dios, os loteamentos e as cidades retrofitadas, explorando os cinco sentidos atrav\u00e9s do projeto arquitet\u00f4nico e do paisagismo. \u00c9 isso que prev\u00ea o arquiteto e paisagista, Benedito Abbud. \u201cEntramos numa era em que o luxo \u00e9 para todos, independentemente do tamanho do im\u00f3vel, e mesmo o econ\u00f4mico precisa ser bem feito.
