{"id":2871,"date":"2018-06-29T20:37:08","date_gmt":"2018-06-29T23:37:08","guid":{"rendered":"https:\/\/cbic.org.br\/novo_site\/?p=27583"},"modified":"2018-06-29T20:41:55","modified_gmt":"2018-06-29T23:41:55","slug":"crescimento-de-vendas-e-queda-da-oferta-sao-os-destaques-do-1-trimestre-de-2018","status":"publish","type":"post","link":"https:\/\/cbic.org.br\/industriaimobiliaria\/2018\/06\/29\/crescimento-de-vendas-e-queda-da-oferta-sao-os-destaques-do-1-trimestre-de-2018\/","title":{"rendered":"Crescimento de vendas e queda da oferta s\u00e3o os destaques do 1\u00b0 trimestre de 2018"},"content":{"rendered":"<p>O relat\u00f3rio CBIC de acompanhamento dos indicadores do mercado imobili\u00e1rio, compilando dados de comercializa\u00e7\u00e3o e lan\u00e7amentos de im\u00f3veis residenciais verticais em 23 regi\u00f5es brasileiras, aponta alguns not\u00e1veis resultados do 1\u00b0 trimestre de 2018, quando da compara\u00e7\u00e3o com o mesmo per\u00edodo de 2017.<\/p>\n<p>Como destaque, houve expressivo crescimento de 22% nas vendas de unidades residenciais na compara\u00e7\u00e3o dos trimestres, como se pode ver no gr\u00e1fico abaixo:<\/p>\n<p><img decoding=\"async\" class=\"alignnone wp-image-27586 size-large\" src=\"https:\/\/cbic.org.br\/wp-content\/uploads\/2018\/06\/1-1024x711.jpg\" alt=\"\" \/><\/p>\n<p>Esse expressivo crescimento em vendas foi puxado especialmente pelas regi\u00f5es Centro-Oeste e Sudeste que, na mesma compara\u00e7\u00e3o, cresceram 62,6% e 26,3% respectivamente.<\/p>\n<p>J\u00e1 os lan\u00e7amentos imobili\u00e1rios, por sua vez, operaram movimento contr\u00e1rio: queda de 30,7% em unidades lan\u00e7adas na compara\u00e7\u00e3o trimestral, com todas as regi\u00f5es administrativas brasileiras lan\u00e7ando menos. As unidades lan\u00e7adas totalizam pouco mais de 10 mil unidades, possivelmente indicando uma retomada mais lenta do que o esperado no cr\u00e9dito imobili\u00e1rio.<\/p>\n<p><img decoding=\"async\" class=\"alignnone wp-image-27587 size-large\" src=\"https:\/\/cbic.org.br\/wp-content\/uploads\/2018\/06\/2-1024x904.jpg\" alt=\"\" \/><\/p>\n<p>Como consequ\u00eancia destes dois fatores, o maior volume de vendas e o menor volume de lan\u00e7amentos, a oferta final, isto \u00e9, os n\u00edveis de estoque de im\u00f3veis de fato dispon\u00edveis para a comercializa\u00e7\u00e3o, apresentou mais uma redu\u00e7\u00e3o expressiva de 14,8% na compara\u00e7\u00e3o trimestral. Trata-se da continuidade de uma tend\u00eancia, pois os \u00faltimos quatro trimestres avaliados tamb\u00e9m apresentaram essa redu\u00e7\u00e3o na oferta comparativa.<\/p>\n<p><img decoding=\"async\" class=\"alignnone wp-image-27588 size-large\" src=\"https:\/\/cbic.org.br\/wp-content\/uploads\/2018\/06\/3-1024x523.jpg\" alt=\"\" \/><\/p>\n<p>Assim, pode-se avaliar que, de fato, os n\u00edveis de estoque do mercado imobili\u00e1rio brasileiro &#8211; representado pelo mercado residencial de apartamentos nos principais mercados avaliados, n\u00e3o indicam a oferta como um fator de preocupa\u00e7\u00e3o, ao contr\u00e1rio. Avalia-se que, na medida em que a recupera\u00e7\u00e3o econ\u00f4mica venha a ser sustentada pode mesmo ocorrer crescimento de pre\u00e7os pela maior press\u00e3o da demanda e os n\u00edveis relativos baixos de novas ofertas (lan\u00e7amentos) e de oferta final dispon\u00edvel. Note-se que essa queda de oferta \u00e9 verificada em todas as regi\u00f5es brasileiras:<\/p>\n<p><img decoding=\"async\" class=\"alignnone wp-image-27589 size-large\" src=\"https:\/\/cbic.org.br\/wp-content\/uploads\/2018\/06\/4-1024x707.jpg\" alt=\"\" \/><\/p>\n<p>&nbsp;<\/p>\n<p>Assim, o Relat\u00f3rio do primeiro trimestre de 2018 dos Indicadores Imobili\u00e1rios CBIC indica que, seguindo-se a l\u00f3gica dessa primeira avalia\u00e7\u00e3o, ou seja, com crescimento de vendas em ritmo bem superior ao de lan\u00e7amentos de novas ofertas, continuar\u00e1 a ocorrer o consumo de estoques, favorecendo a recupera\u00e7\u00e3o gradual do pre\u00e7o. Naturalmente, parte da retra\u00e7\u00e3o de lan\u00e7amentos pode-se dever n\u00e3o apenas ao cr\u00e9dito mais moderado, mas ao pr\u00f3prio cen\u00e1rio de retomada incerta e ao contexto pol\u00edtico indefinido. H\u00e1 uma poss\u00edvel oferta represada, o mesmo acontecendo com parte da demanda.
